    Subsequent report in six (6) years

  • Condition requires repair within the next six (6) years

    Conduct structural analysis to ensure garage is stable

    File amended report within three (3) years

    Notify owner and DOB

  • HAWA Engineering P.C. specializes in fulfilling all work related to NYC DOB’s new LL126. Our firm can conduct all required inspections and file necessary reports, design for repairs, and ensure restoration work is completed promptly. See below for more information on LL126.

  • LL126 requires owners of parking structures within NYC to have their garages inspected every six (6) years and file a condition assessment report to the DOB.

  • Recent DOB Update: All parking structures in sub-cycles 1B & 1C are to file an Initial Observation Report by August 1, 2024.

  • All work is to be conducted by a Qualified Parking Structures Inspector (QPSI).

  • Garages are split into filing cycles. See below for upcoming deadlines.

  • Penalties

    • Late Filing (Initial Report) - $1,000 per month

    • Failure to File (Initial Report) - $5,000 per year

    • Failure to Correct Unsafe Conditions - $1,000 per month

    • Failure to Correct SREM Conditions - $2,000 (one time)
